Investor FAQ 

This is a hands-off investment which gives you the opportunity to own plots of land in Brazil that are being used to harvest coconuts for biofuel/ethanol production and other end uses. The estimated profit will depend on the amount invested. An initial investment of $60,000 should generate just over $20,000 a year for at least 20 years (after management fees).

The land management group has developed a way for investors to:

a) Own agricultural/farm land in Northeast Brazil. Which on it’s own could be considered a worthwhile investment in a country experiencing explosive economic growth (with strong foreign freehold rights). Northeast Brazil is the fastest growing region of the country as well.

b) Own top of the line coconut plants that will produce fruit for up to 60 years. Not only do people all over the world eat the meat of the plant, but they drink the water, use the oil for cooking and cosmetics but also are more and more using it to power their cars. 90% of cars in Brazil are biodiesel ready and 32% are already running on biodiesel. As you know biomass fuels are growing in popularity not just in Brazil but the world over. So the fruit produced has many uses and a naturally limited supply as coconuts cannot be produced everywhere.

c) Do all of this without having to manage a thing. The agricultural experts will do all the work for a percentage of the income. $60,000 buys you a two hectare plot which will bring you an estimated $20,000 yearly net profit (after land and management fees). There is also a buyout option if you choose to exit early. You may replace management at any time if you so wish as well. The first plantation at 112 plots was sold on a little over a month at $35,000 a plot. This plantation is going for $45,000. It will sell out quickly and the next plantation will be $60,000 and the one after that $80,000. The returns simply justify the price. So if this is something that interests you please keep this in mind.

Coconuts are maybe not something you immediately think of when you are searching for investment opportunities. But as it is a commodity with many uses and high demand in numerous industries, it is well worth learning a bit more about this unlikely but potentially extremely lucrative investment!

Coconut Water: Although it is still in its early stages of accessibility, coconut water sales are already worth $350 million in the United States alone (2012) and continue to grow exponentially.In Brazil it already accounts for 70% of total beverage sales!

PepsiCo, Coca-Cola and many niche suppliers have used its representation as an exotic yet healthy alternative to promote coconut water to an international market. Recent figures show that in key demographics the market grew by 26% annually from 2007-2011.

Many celebrities (incl. Madonna & Rihanna) have endorsed (and in some cases invested their money in!) some of the over 200 brands of coconut water, attaching themselves to what is seen as a buzz market, on the edge of becoming a fashionable lifestyle choice.

Coconut Oil: Extracted from the flesh of the coconut, coconut oil has been a highly desirable commodity for more than fifty years. There is a wide range of uses for this oil including, but not limited to:

Cooking: coconut oil has been proven as a way to reduce cholesterol, with many other features making it a healthy choice (it is anti-viral, anti-bacterial, anti-fungal and anti-microbial!).

Biofuel: when mixed with gasoline or diesel it produces an environmentally safe and sustainable alternative to fossil fuel. The benefits of biofuels are well documented, one study by the U.K. government showing them to reduce emissions by 60% compared to fossil fuels.

Health Sector: research is being carried out to find definite data on the benefits of coconut oil in fighting diseases such as Alzheimer’s, dementia, multiple sclerosis, diabetes, Parkinson’s and autism. This may well be a huge growth industry for the use of coconut oil in the future.

Activated Carbon: Used as a way to reduce pollutants, coconut-based activated carbon is becoming more and more in demand. This is largely due to agreements and legislative issues in key markets moving towards a globally greener environment.

Due to coconut’s high carbon content, they are an ideal and much-used source of activated carbon. Again, this is likely to have a large growth period, which will see demand for coconut as a raw material soar. Other commercial uses for coconut:

  • Soaps and Cosmetics: A simple process turns coconut oil into a desirable, natural soap or cosmetic. There has been a huge boom in the natural soap/cosmetic market, further adding to the demand for coconut oil.
  • Charcoal: Coconut husks and shells are easily converted to charcoal to be used as a potting medium for forest tree saplings. The use of husks as a green fuel is another area that looks like it will grow rapidly.
  • Coir: the fibers which come from the outer casing can be used in a variety of ways (production of mats, packaging, mattresses and brushes) and rubberized to make an eco-friendly alternative to plastics.
  • Milk: A key ingredient of Asian cooking that will always be in high demand.

Biofuels As mentioned before, biofuels are one of the many ways coconuts can be put to use and a market in which the demand is high. It is particularly significant today, given the efforts being made globally to reduce greenhouse gasses.

This was prompted by the Kyoto Protocol, which established targets for industrialized countries to meet regarding their levels of emissions. A recent report noted that the demand for biofuels will double between now and 2021, to a value of $185.3bn. Growth in aviation and marine fuel demands will also see requirements of biofuels increasing.

The use of coconut oil in the biofuel industry is an indication of the bright future for the use of renewable energy sources, as necessity requires a move away from dependence on fossil fuels.

There are also cost benefits to coconut-based biofuel. Residents of rural communities in the tropics can produce their own biofuel, reducing the need to import diesel. The plant can be sourced locally and, if necessary, blended with diesel which will significantly reduce cost.

FSR forms part of Cohibra’s own sprawling plantation which stretches across 1,500 hectares just outside Amontada. The established and fully operational state-of-the-art plantation is populated with our hybrid trees which are 20 years of age and producing at full capacity.

FPG is a project just outside Flecheiras, and forms part of a 1100 hectare plantation. The land is currently being prepared for coconut trees to be planted during 2014, with the trees becoming productive in Year 4. It follows on from a fully subscribed initial plantation, Fazenda Lagoa Grande (FLG) at the same location.

Depending on the specific project, the required timeframe of the investment and the size of your purchase, we will get you a return on your investment of 10-42% per annum. The internal rate of return will yield up to 21% over twenty years for you, the investor.

The key variable for you, the investor, will be whether you wish to invest in an immediately cash generating plantation operation, or one currently being laid out, with earnings to start accruing in year 4.
